B&B / Guest House Description

We offer the top floor of our family home as a self service Bed and Breakfast or Guesthouse to visitors to Broughty Ferry. The flat is let as a two bedroomed unit which can easily accommodate between one and four people. We operate a no smoking policy throughout the house for both the safety and comfort of our guests.

The attractive bedrooms are both equipped with high quality furniture and stylish décor for your comfort as well as a TV, and both have stunning panoramic views over the Firth of Tay and Broughty Ferry Beach. The scenery from the bedroom windows is as changeable as the weather, but always relaxing and if you spend some time looking carefully you'll see a variety of sea birds and wildlife native to our part of the world.

Residents of the unit have the exclusive use of a small kitchen which is fully equipped with a well stocked fridge, freezer, microwave, sink, electric cooker and oven. We also supply all crockery and cutlery you will need to prepare and eat your meals, as well as all linen, toiletries and towels. If you have any dietary requirements then please do not hesitate to let us know so that we can make special arrangements for you.

The flat has a well maintained and clean WC and shower room which is yours to use for the duration of your stay.

We are located on The Esplanade which is a conservation area of outstanding natural beauty. Broughty Beach has been awarded a prestigious Blue Flag Award as it is one of the cleanest beaches in Europe. Bottle-nosed dolphins can regularly be spotted in the Firth of Tay, as well as the odd pelican or two. Broughty Ferry itself has lots of restaurants, shops, gift shops, bars and a supermarket making it a real bustling and friendly community.

Peter is a mine of local historical knowledge and can be sought out by guests (and non-guests) who are looking to dig a little deeper into the history and beginnings of our beautiful, peaceful town. His talks are fascinating and accurate and his love of the subject is so infectious that you'll want to find out more and more.

If you would like to rent our flat, then please visit our website or use the contact details below for more information or to make your booking. Rates are dependant on the length of your stay and how many people will be staying, however we aim to always be competitive with other B&B's in the area and staying at “The Sands” you have the added advantage of the unlimited use of the kitchen and a welcome pack of basics when you arrive.

Local Attractions

Broughty Ferry was once known as the “Brighton of Scotland”, thanks to the hordes of tourists which used to flock here to experience this beautiful waterfront suburb of Dundee. Although no longer quite so popular for the sun worshippers, our lovely town still has much to offer including the stunning Broughty Ferry Castle which is now an interesting and fun museum.

Once you've exhausted the Broughty Ferry sights, a 90 minute train or car ride will take you to either Glasgow, Aberdeen or Edinburgh where you can see all the different sides to Scotland.

Just 4 miles away from Broughty Ferry you'll find Monikie Country Park which has woodland, reservoirs and scenic parkland. Monikie is ideal when you're looking for a full day outdoors as there's no end of different things to discover, as well as a picnic area and portable BBQ's for hire.

Slightly further afield is Arbroath Abbey in Angus. This comprises of the substantial ruins of a Tironesian Monastery founded by William the Lion in 1178. Adults and children alike will find this building fascinating and more information about the Abbey can be found in the visitor's centre which also features a display on the Declaration of Arbroath.
